A photograph and summary details of your property will be displayed on quality boards in your local office. In some circumstances it may also be appropriate to display your property in other Carver offices.

We prepare colour sales particulars of your property, which include a detailed room by room description, external and internal photographs together with a floor plan of your home, subject to terms being agreed.

Mailing

Once you have approved the sales particulars, we will match your property to our vast database of potential buyers and either post or email the details to prospective purchasers and send SMS text message.

Website

Your property will be fully displayed on our impressive web site within 24 hours of your approval of the sales details. The site will offer the viewer the ability to view and download the full sales specification, including photographs and floor plans. There is a map, street view and aerial photograph link enabling potential purchasers to locate your home, the viewer also has the ability to book a viewing on-line.

Home Visit

Our dedicated sales team like to be as familiar with your property as possible. Unlike the majority of local estate agents, by arrangement, members of sales team will visit your home to familiarise themselves with its location, layout and condition.

Advertising

We advertise in the Homes & Property Guide (Northern Echo) and Darlington & Stockton Times on a weekly or fortnightly basis. We also advertise, when appropriate, in the Newcastle Journal, Evening Gazette, Yorkshire Post and various national publications.

Updates

When prospective purchasers have been to see your property, you will normally receive a telephone call within 48 hours to update you with each viewer’s ‘feedback’. This enables us both to take note of comments made and make specific recommendations which may speed up the sale. We also advise you on current market conditions and discuss any aspect of marketing your property.

7 Days a Week

A large number of estate agents close their offices on Saturday lunchtime and re-open on Monday! Our Darlington office is open 7 days a week, including Bank Holidays, enabling us to market all our properties from all our offices.

Once you have registered your details and requirements with us, we will keep you advised of all suitable properties that become available. We will use our extensive marketing facilities to try and find you a new home.

Low Key Marketing

Low Key Marketing is available if required.

This method of marketing is designed to give you time to find a home that suits you and be able to secure it in front of other interested parties:

  • Potential buyers are informed you will not be moving until you have found the right property – we work to your time-scale and needs.
  • We ensure that you are not under any pressure – you are always in control.
  • Your property is not advertised in newspapers unless expressly desired.
  • A ‘For Sale’ board will not be erected unless you specifically instruct us to do so.
  • Details will only be mailed to applicants if required.

This service is designed to prevent a deluge of unsuitable viewing appointments and can, of course, be upgraded to full, open marketing at a moment’s notice.

Warning!

Some agents make exaggerated claims of their achievements, inflate the asking price and quote a low fee in order to secure instructions. They may also ‘lock you’ into a minimum marketing period, which you cannot break.
